F-U-D happens.
Buying
real estate, especially used homes
for sale, is a daunting task. Exciting
and challenging too. There are dozens of
considerations, expectations, concerns
and compromises. Every home buyer can
fall victim to FUD at some point during
the home buying process. Fear -
Uncertainty - Doubt. Buying a house &
moving, rank in the top ten on the
"Life's most stressful moments" list.
You may fall in love with a house for
sale but what do you really know about
it?
Is it a "good" house? Has it been well
looked after? Are there any hidden
skeletons (troubles)? Is it just a
pretty face ... with a boat load of
problems? Unfortunately there are no
fortune tellers to predict how your home
owning future will go for you.
Buying a house is something like "speed
dating".
At a quick glance things look fine,
but are they really? Unfortunately when
it comes to buying a house the real estate market doesn't
often allow for long courtships. In fact in
many cases it's only slightly better
than an "arranged marriage". You don't
really get much of a chance to get to
know the place before you are hitched
for better or worse. In less time than
many people will take to buy a new TV
... a home is bought
(statistics tell us that most home
buyers will spend less than one hour in
a house before they buy it).
The question is;
Can you tell from the Realtor's
listing info. what you are really getting?
It
will tell you how many bedrooms and
baths and the amount of space your
getting. Where are the closest schools
and shops. What the annual tax bill will
be. But does it tell you when the
furnace may breakdown or when you will
have an electrical problem? It's
certainly not going to tell you when an
appliance is going to throw a wobbly and
cost hundreds of dollars to fix. In
these areas your certainly on your own. Not that Realtors and Real Estate
Agents are trying to hide things, they
just don't know ... no one does for
sure.
You can (and should) get a
Home Inspection.
That is a snap shot
of how things are on inspection day.
Your inspector can tell you "your furnace
works but is older" ... that doesn't mean
it won't breakdown the first time you go
to use it ... and ... it certainly doesn't mean the
inspector has to pay to fix it if
it does ... that's not his job. His job
was to tell you if it was or wasn't
working at the time he looked at it.
Here's the thing ... when it comes to
things breaking down ... it's nobody's
fault. It's the luck of the draw or more
accurately the "BAD LUCK" of the draw.
Lets just accept that things are
going to breakdown ... its' inevitable!
So why bother worrying ... get
yourself some "Bad Luck" Insurance
instead.
