and may breakdown after you move in, so you've

but why not try to negotiate one into the purchase price.
After all it's not much to ask for the Seller to
provide (or at
least pay for) a
little reassurance that all will be well with the
systems and
appliances in the house they are selling you. At the
price of houses these days, not having to worry
about repair bills for a while is a welcome relief
for your already well-stretched bank account.

Some Realtors are going
to resist
this, saying things like, "it'll complicates the sale". But they
said the same thing about Home Inspections 25 years
ago and now every house has one. In some parts of the USA
over
90% of home sales have a Home Systems Warranty and
for the most part ... the Seller pays for it.
For the most part they just need educating. |
