You have enough to worry about
when you're buying a house. Not only about the house
... but also all the things you have to
do ... to get it bought. We didn't want to make it
any more stressful than it already is. So we have
undertaken to streamline our part of the process for
you. The protection of Home Systems Warranty is
becoming more popular, so to make it easier, we have
found, screened and approved qualified
home inspectors to prepare the Underwriting Reports,
we need.
When you find yourself feeling
the need for the protection of a Home Systems
Warranty, your Home Inspector already knows the
things we need ... because s/he is an AWI
(Approved Warranty Inspector).
This means s/he has been screened and approved by
the
Insurance
Company that backs Home Systems Warranty, to provide Underwriting Reports to their standard.
They,
like you, put their faith in your Inspector's
observations, if s/he reports that an item or
condition is up to standard then it will be covered if
it breaks down while you're covered by a Home
Systems Warranty.
The
warranty coverage is for things that break-down during the
term of the warranty. It doesn't fix things that
where
already broken. We don't want you to get a surprise
later, so your Inspector has "Pre-screened" your
new house for you. Because if you acquire a
HS-Warranty you need to know the status of any
systems or appliances to be covered as early on as
you possibly can.
This means, if you decide that
you want a Home Systems Warranty you are one step
ahead. Your Home Inspector has prepared a list of
items & systems which are up to an "Acceptable"
standard or are "Defective" (if any)
and won't qualify for coverage unless you
(or the Seller) have them
fixed. Now is the ideal time to address any
sub-standard
conditions with your Realtor.
Once you decide you want a
Home Systems Warranty, let us know and we'll contact
your Inspector for the report. Normally the
Underwriting Report fee is $100 extra or so, if an
inspector is sent out later. Because your home was
Pre-approved you avoid the extra cost. This is the
benefit of choosing a Home Inspector who is also an
Approved Warranty Inspector, to do your Inspection.
Where do you go from here?
It's up to you. You can do
nothing if you wish (but we don't
suggest that). There are a number of low
cost / no cost ways of
obtaining a Home Systems Warranty that may apply to
your situation. Including "rolling" the HS Warranty
fees into your Mortgage financing, which will
achieve the unbelievable effect of lowering your
Warranty cost to between $2 & $8 a month. You can't
afford to not be protected at that price.
