You don't have to face your new (used) house unprotected. Most bankers like HS-Warranty protection because it keeps their customers from facing unexpected expenses that can cause distress.

Print off the fee chart and select the coverage that best suits you. Then send or take a copy to your banker or lending institution and tell them you would like to have the HS-Warranty fees included in the mortgage (rolled into the mortgage). The warranty fee is paid at closing from mortgage funds and you move into your new (used) home with all the protection you want.

This approach adds only the cost of 1 latte (per year of term) / per month to your mortgage (1year term @ $3/mo. - 3 year term @ $9/mo. GOLD coverage is less).
