You can (and should) get a Home Inspection.
That is a snap shot of how things are on inspection day. Your inspector can tell you "your furnace works, but is older" ... that doesn't mean it won't breakdown when you go to use it ... and ... it certainly doesn't mean the inspector has to pay to fix it if it does ... that's not his job. His job was to tell you if it was or wasn't working at the time he looked at it.
