Home Systems Warranty ...

Pays to Fix Breakdowns in Your Home ...

Instead of You.

And ... with NO Up-front Cost to Home Buyers.

Roof | Electrical | Heating | Plumbing | Water Heater | Appliances

For 7 years we have provided HSWarranties to hundreds of
Home Buyers and fixed hundreds of breakdowns for them.

Yet for the most part, Canadians don't know or understand much about HSWarranties. Let alone ... how they can safeguard buyers with NO up-front cost, when buying a home OR how they can facilitate a better net price, when Selling a home.

On this site;

  • Home Buyer discover why a HSWarranty can reduce Worry, Risk & Financial Exposure.

  • How Buyers can get a HSWarranty without paying any up-front fees.

  • How to get the best net price for the house you are selling and have the Buyer be happy with that.

  • Realtors can find out how to Get More Listings, Sell More Listings and Keep Buyers Loyal.

Not knowing about HSW... is My fault.
You see, I spent a lot time telling the professional Real Estate community about HSW. But for what ever reason they didn't see fit to pass the word along to you as we had hoped. Maybe they didn't spend enough time on it to see how it could be of benefit to you ... or maybe, like most people, they didn't want to complicate their own lives by introducing you to something that could result in their having to change how they do things (we encountered this type of resistance when we introduced Home Inspections to Canada in 1985 ... however, now almost everyone gets one).

So now, if I may, I would like to talk directly with you instead, and explain how you can avoid missing out.
After all only you can best judge what is good for you, nothing I or they say can make you do something that isn't the best for you.

First let me say ... Timing is important - if you make an offer to buy or sell a Home Systems Warranty - the big idea!house before you understand HSW ... you run the risk of missing your chance to get the very best from your home deal and that would be regrettable. There is a time to introduce HSW into your home purchase/sale discussions after which it is to late. So please take a few minutes now to understand the timing.

Here is a Simple Idea ...
If some of the Risk of Buying a Home is taken off the Buyer (and passed onto HSWarranty), it will reduce the need for Buyers to Bargain the Purchase Price Down Unreasonably.

Most Buyers, to some degree, get caught up in a stress based ... "What if" ... mode when faced with a big, expensive decision, like purchasing a home. They think or probably more accurately ... worry that they don't know all the Risks and 'may find themselves caught out by unforeseen expenses in the future'. These 'Unknown Risks' are 'Phantom Risks' and can result in wild, 'Unreasonable Adjustments' in the buyer's Offer Price, to compensate (in their own minds) for these perceived risks.

Inside the Buyer's head
This is how these 'adjustments' tend to be calculated (I'm sure you can relate to this if you've bought a home before - everyone does it) - "that furnace looks old... what if we have to replace it? ... we better offer $10,000 less ... 'just in case'.While calculating the furnace adjustment this way, they are also sizing up the roof, water heater and old stove using similar calculations. Before you know it the offer is $25,000 or $30,000 less than the asking price. Home Systems Warranty C-R-B'Unknown-Phantom Risks' really arise from a concern about 'what 'MIGHT' happen', not real, 'addressable' conditions and for they for the most part remain unspoken. Making them very hard to address overtly.

The greater the distance becomes between the asking price and the offered price, the greater the chance a deal won't be struck. This has unhappy consequences for both Buyer and Seller. The Buyer may lose the house they want and the Seller may lose the sale or settle for less than a fair price.

It is preferable (and simpler) to deal with these 'Unreasonable Adjustments', by eliminating the Buyer's anxieties before they occur by eliminating the basis for them.  A Home Systems Warranty is an Assurance that ... warranted Phantom Risks, like; furnace, roof, pipes, electrics, water heater and appliances, breakdowns... will be repaired by the HSWarranty if and when they fail and as such are No a Worry for the Buyer.

Passing responsibility for these types of breakdowns to HSWarranty allows Buyers to make their 'Best Offer' without concern or the need for 'Unreasonable Adjustments'.

The Buyer gets the house they want without concern about hidden expenses and the Seller gets a great price.

Creating     'Win - Win'     instead of     'Win - Lose'     or worse ...     '- NO Sale -'     at all.

The Secret Ingredient ... Safeguarding Home Buyers.

Buyers can move ahead comfortably when they don't have to take all the risk. There was a time, not to long ago, when the only safeguard buyers had was ... to 'pay their money and take their chances'.

Then... along came Home Inspections ... to light the way to a better understanding of the condition of a house's shortcomings. But that is just information ... Now ... HSWarranty provides Insurance Backed Protection; so that ...  breakdowns after move in won't be a financial drain or a financial worry.

Passing of the risk and uncertainty to us, leaves Buyers free to make their best offer to buy a house. Everyone involved gets what they want and need.

You may fall in love with a house,
but what do you really know about it?

Is it a "good" house? Has it been well looked after? Are there any hidden skeletons (troubles)? Is it just a pretty face ... with a boat load of problems? Unfortunately there are no fortune tellers to predict how your home owning future will go for you. Can it be a ... "Fatal Attraction"? At a quick glance things may look fine, but are they really?

Buying a house is now something akin to "speed dating".

Unfortunately when it comes to buying a house the real estate market doesn't often allow for long courtships. In fact in many cases it's only slightly better than an "arranged marriage". You don't really get much of a chance to get to know 'your new place' before you are hitched for better or worse. In less time than many people will take to buy a new TV ... a home is bought  (statistics tell us that most home buyers will spend less than one hour in a house before they buy it).

How much (or little) can you tell from the Listing Information?

It tells you how many bedrooms and baths and the amount of space you're getting. Where the closest schools and shops are. Wow hat the annual tax bill will be. It may even tell you when the furnace & roof were last replaced and if the electrical service was upgraded.

But it doesn't tell you when the furnace will breakdown or when you will have an electrical problem? It's certainly not able to tell you when an appliance is going to throw a wobbly and cost hundreds of dollars to fix. In these areas you're certainly on your own. Not that anyone is necessarily trying to hide things from you, most often they just don't know ... no one does for sure.

A Home Inspection provides knowledge ...
but eventually the cost of repairs still belong to you.

An inspection is a snap shot of how things are on inspection day. Your inspector can tell you things like; "your furnace works fine now, but is older and may need repair or replacement ... someday". Does that mean it won't breakdown for a while or that it is going to very soon? No one can say exactly ... it will breakdown when it breaks down, when ever that is.

Contrary to popular belief it certainly doesn't mean the inspector has to pay to fix it if it does just because he didn't exactly foresee the future. That's not his job. His job was to tell you if it was or wasn't working at the time he looked at it.

Here's the thing ... when it comes to things breaking down ... it's usually nobody's fault. It's the luck of the draw or more accurately the BAD luck of the draw. Until things actually break ... the best anyone can give is an educated guess ... but a guess all the same.

Things are going to breakdown ... its' inevitable!
Its time for a new way of thinking about it ...

Why bother worrying ... get yourself some "Bad Luck" Protection instead.
